Victoria just gave agents a new reason to call you

From October 2026, real estate agents in Victoria must publish internal floor area in square metres on residential listings, with auctions and fixed-date sales following from 16 October.

It goes on the new Property Price Statement, the document replacing the Statement of Information, shown prominently in every online ad next to the price.

Every Victorian agent now needs to source that figure. And for real estate photographers, that creates an opportunity.

If you're already capturing properties with iGuide, the measurements agents need are part of the service you deliver. That gives you another reason to win their business, without adding another visit to the property.

Internal floor area comes standard with iGuide

The same iGuide capture that produces an interactive 3D virtual tour and accurate floor plan also measures internal floor area in square metres.

There's no separate measurement appointment to coordinate or additional measurement tool to learn. The figure agents need is included in the iGuide report, alongside the other listing assets.

For agents managing multiple properties, that's one less thing to organise. For photographers, it's another valuable service to offer from a single appointment.

Why agents will value more than the measurements

Meeting Victoria's new requirement is important, but agents still need to market the property effectively.

With iGuide, agents get more than a square metre figure. Accurate floor plans help buyers understand a home's layout, while immersive virtual tours let them explore the property before enquiring or attending an inspection.

According to REA internal data from July 2025 to June 2026, serious buyers explore virtual tours 9.8 times more than other users.

The new floor area requirement might start the conversation, but a more complete listing gives agents a reason to keep working with you.

More value per shoot, more reasons to book you

For photographers, the opportunity goes beyond helping agents meet a new requirement.

An agent sourcing photography, floor plans and measurements from separate suppliers has more to coordinate. A photographer offering iGuide can deliver all three, plus an immersive virtual tour, from one property visit.

That makes your service more valuable to existing clients and gives prospective clients another reason to choose you.

There's a revenue opportunity, too. Adding iGuide to a shoot takes approximately 15 to 20 additional minutes on site, allowing you to increase your order value without scheduling another property visit.

You're already there capturing the home. Why not deliver more from the same appointment?

Why floor area matters to your agent clients

The new Property Price Statement creates an immediate need for floor area information, but agents aren't just trying to satisfy a requirement. They're also trying to market homes effectively, attract serious buyers and give vendors confidence in how their properties are being presented.

That's where a complete property listing makes a difference.

With iGuide, agents get more than a square metre figure. They also get accurate floor plans that help buyers understand the layout, an immersive virtual tour that lets them explore the home remotely, and a more complete picture of the property before they enquire or inspect.

The floor area requirement might be what starts the conversation, but the value of a complete listing gives agents another reason to keep working with you.

A new way to grow your real estate photography business

For photographers already offering iGuide, Victoria's new requirement gives you a timely reason to reconnect with existing clients and approach new ones.

Consider two photographers competing for the same agent's business.

One delivers photography and leaves the agent to source floor area measurements elsewhere. The other delivers photography, floor plans, internal floor area measurements and an immersive virtual tour as part of a complete listing package.

For an agent trying to simplify their workflow, the second option is an easier choice.

And the opportunity extends beyond winning new bookings.

Adding iGuide to a property shoot takes approximately 15 to 20 additional minutes on site. That means you can increase the value of each appointment without scheduling another property visit.

You're already on site. You're already capturing the home. With iGuide, you can deliver more billable value from the same trip.

More value per shoot. More reasons for agents to book you.

How to start the conversation with your agent clients

You don't need to turn the new floor area requirement into a complicated sales pitch. Your agents already have plenty to manage.

Instead, make it easy for them to understand how your services help.

  1. Start with the requirement. Remind your Victorian agent clients that internal floor area in square metres is now part of the Property Price Statement. Some may already have a process in place, while others may still be coordinating measurements separately.
  2. Show them what's included. Explain that your iGuide service delivers internal floor area measurements alongside accurate floor plans and an immersive virtual tour. If they're already booking you for property media, they can get more from the same appointment.
  3. Lead with convenience, not compliance alone. Agents want reliable suppliers who make their jobs easier. The ability to source multiple listing assets through one photographer means fewer handoffs, less coordination and a more complete property marketing package. Point them to how iGuide works on realestate.com.au

The message is simple: You already book me to capture the property. I can deliver the floor area measurements you need as part of the same service.
